Backing Adaptis: Real Estate’s Decarbonization Operating System

At MetaProp, we’re constantly looking to back founders with the ambition to tackle systemic challenges in the built environment—and who bring the technical depth and industry fluency to match. That’s exactly what we saw in Sheida Shahi and Aida Mollaei, co-founders of Adaptis.
Decarbonizing buildings isn’t just a climate mandate; it’s a capital allocation problem. Whether driven by rising energy costs, asset valuation risk, tenant demand, or shareholder expectations, owners and operators need smarter tools to navigate the economic tradeoffs of sustainability. Real estate stakeholders face the complex challenge of managing carbon disclosure requirements, aligning with sustainability commitments, and protecting long-term asset value—often all at once. Today, many rely on traditional, costly consultants, stranded data, fragmented workflows, and decisions made without a clear picture of financial tradeoffs.
Adaptis is building the operating system for real estate decarbonization. Their platform empowers owners and operators to make smarter capital planning decisions—faster, cheaper, and with carbon performance built in from the start. At its core is a dynamic, AI-powered simulation engine that models thousands of capital plan scenarios—each optimized across financial and environmental dimensions. Users get real-time visibility into capex requirements, potential penalties avoided, project timelines, and quantified carbon savings (including granular outputs like mgCO₂ removed per square meter).
We’ve seen a proliferation of sustainability tools in recent years—many focused solely on aggregating and reporting building-level energy consumption and carbon emissions. These tools have laid critical groundwork for the industry. What makes Adaptis different is its scope and ambition: bridging the gap between insight and implementation, and helping building owners transform their approach to sustainability in a practical, actionable way.
We first met Sheida and Aida as they were transitioning from academia to industry. Their PhD research in Circular Engineering forms the foundation of Adaptis’ decision engine. But what impressed us even more was their depth of industry fluency: hard-earned knowledge from years of working within some of the built environment’s most entrenched systems.
That experience shaped a platform uniquely equipped to address the real-world frictions of retrofit planning, capital allocation, and emissions management. Today, they’ve built a world-class team of engineers, architects, and sustainability professionals who share that same deep domain expertise.
We’ve been longtime supporters of Adaptis behind the scenes—and we’re excited to finally announce our investment in their $4M seed financing, joining Building Ventures, 2048 Ventures, Powerhouse Ventures, and Blue Vision Capital in backing a team building real estate’s foundational infrastructure for climate resilience. We couldn’t be more excited to be in their corner for this next chapter.
